Local Authority Approval

Before any building work can take place there are two stages of local authority approval that must be obtained, the first being planning approval, and the second being Building Regulations Approval.

Planning Approval

The Planning process is intended to control development in terms of limiting size, use, scale, and massing.  Planning regulations are in place to protect home owners, neighbours and the local community from unwanted development.  kVA Architectural Solutions will prepare a full set of plans to your specification and make the application on your behalf via the Planning Portal.          A typical planning application will take the form of a location plan, plans as existing, elevations as existing, plans as proposed and elevations as proposed.  A typical planning application will generally take between 6-8 weeks to be processed.

Building Regulations Approval

The Building Regulations control how a building is put together and are usually applied for once Planning Permission has been approved. The building regulations cover everything from structural stability, electrical installations, drainage, fire safety, and thermal efficiency etc.kVA Architectural Solutions will prepare your application in accordance with the Approved Documents of the Building Regulations to ensure that your scheme complies with the current legislation. Typically this includes fully dimensioned floor plans, sections and elevations and a construction specification of the works…Depending on the complexity of the scheme, we may need to commission other design professionals such as Structural Engineers, Acoustic Consultants or Fire Engineers etc…
